Home Survey Level 2
If you’re buying a house that was built less than 80 years ago, built using common building materials and remains in good condition, you will need 3 Counties Surveyors to carry out our Level 2 Home Survey, previously known as a Homebuyer Report.
The RICS Homebuyer Report will assess the property’s condition, searching for hidden defects and damage in the property. Rest assured, a RICS registered surveyor will carry out the survey, working to the highest standard of service.
Home Survey Level 3
If the property you’re buying is older than 80 years, built using rare materials and needs or has had renovation work done, you will need us to carry out a RICS Home Survey Level 3, previously known as a Building Survey. This survey is more in-depth and comprehensive than a Homebuyer Report as the Building Survey examines the property’s condition and structure.
A RICS surveyor will thoroughly examine the property you plan to buy, searching under floorboards and behind furniture to highlight any structural damage and hidden defects. It will give you full peace of mind before you commit to purchasing the property.
Valuations
3 Counties Surveyors also specialise in residential valuations, helping buyers accurately value the property and apply for a mortgage. If you’re buying a property using Help to Buy, HomeBuy Direct, or a similar shared equity scheme, it is recommended to get a RICS valuation to ensure you're getting a true market value. Whilst a valuation is not a property survey, it will still be carried out by a RICS registered valuer and is suitable for any property type.
They are incredibly useful for those looking to purchase using a right to buy scheme and will ensure you know exactly how much the home is worth and what you're paying for. With our technical training and over two decades of experience in the industry, we have the ability to perform a thorough assessment to make an evidence-based valuation.
