Guidelines recommend HomeBuyer surveys (also known as ‘Level 2’ surveys) for properties that have been built fairly recently, using standard construction methods, and appear to be in good condition.
The survey reports are clear and straightforward, highlighting anything that is serious, dangerous or that could affect property value. The report will include information on whether repairs and maintenance will be required, and will provide guidance on environmental hazards and highlight issues that your legal advisor should look into. Reinstatement costs (which are needed for insurance purposes) and a market valuation will also be included.
The Level 2 report will help you understand the condition of the home you are buying and whether any major works are likely to be required. This information can be used to help you decide whether to continue with the purchase and what price you are willing to pay for the property.
RICS Home Survey Level 3
A Level 3 (‘Full Building’ or ‘Full Structural’) survey is the gold standard property assessment. These surveys and reports are tailored to each individual property. They go beyond a pure visual assessment, with surveyors making efforts to check concealed areas inside cellars and attics, and under carpets. As well as looking for visible defects, your surveyor will also look for signs of potential hidden issues, all of which will be covered in detail.
You will receive in-depth advice on the repairs and maintenance that are likely to be needed, along with associated costs – vital information that can be invaluable during price negotiations. This will also help you avoid expensive surprises after you have moved in.
Industry guidelines recommend Level 3 surveys if your property is old, in poor condition, or has unusual features. This type of survey is also recommended if you plan to make significant structural alterations. In our experience, many people choose a level 3 survey, whatever the property type or age, for the extra peace of mind that comes with knowing the property thoroughly, inside and out.
