RICS Homebuyers Survey (Level 2)
The most common survey is the RICS HomeBuyers Survey, known as the Level 2 survey. This is a visual inspection of the property to evaluate the overall condition of the building, highlighting any obvious defects. This allows you to make an informed decision regarding the purchase of the property.
This survey is best suited for modern properties with standard construction. Our team is regulated by RICS to ensure that the inspection and report are provided to the highest standard. The report is jargon-free and easy to follow, with a traffic light system to clearly indicate any potential areas of concern.
RICS Building Survey (Level 3)
The RICS Building Survey, known as the Level 3 Report, is the most detailed survey available. This survey is best for historical properties and properties with non-standard construction. It is a comprehensive and full structural survey that is designed to expose any potential defects as well as provide advice on repairs and cost estimates for those repairs. Any issues are delved into greater detail than in the Level 2 report.
Your surveyor will be able to provide you with any additional helpful information where appropriate to ensure that you are making as informed a decision as possible. Like the Level 2 report, the RICS Building Survey report is also jargon-free and easy to follow with the same traffic light system.
Valuation
In certain scenarios such as selling a property or undergoing divorce proceedings, you will need to hire a surveyor to conduct a Valuation. Your surveyor will conduct a basic inspection of the property, looking at the general condition and local area to determine an accurate market value for the property.
Snagging Survey
A snagging survey will highlight any defects in the building of the new-build home. We can review any issues so that these can be rectified by the property developer before you move in. This ensures there are no potential or developing issues that could cause problems in the home further down the line.
