RICS Home Survey Level 2
Our RICS Home Survey Level 2 (previously called a homebuyers survey) is suited for properties that are built within the last 120 years, remain in a good condition and haven’t had any extension or reconstruction work carried out. This report is essential to assess the condition and structure of the property you’re about to buy.
A RICS regulated chartered surveyor will carry out a thorough examination and search for areas of concern that will affect accessible parts of your property, structural damage, damage to timbers and a valuation of the property.
When required, we will offer our professional and expert opinion on the condition of your property and provide advice for any repairs you may need, including an estimated cost for the repairs. We will talk you through our results, offering help whenever necessary.
RICS Home Survey Level 3
If your property is a listed building, older than 120 years or has significant reconstruction work or damage to the condition, you will need our RICS Home Survey Level 3, formally called a building survey. This survey is a lot more comprehensive than our homebuyer report as it offers a thorough examination of the interior and exterior of your property, including looking under floorboards and in the attic.
During the Level 3 survey, we will be able to assess the history of the property by looking at the materials used to build the house as well as the condition of the property. We will also examine the condition of outbuildings such as garages.
We will highlight our findings with evidence in a report that’s easy to read, with an explanation from a RICS chartered surveyor. We offer our expert and professional advice on how to fix repairs and damages.
