Regulated by RICS, Anstey Horne and Co Ltd are proud to help buyers make an informed choice when buying property. As Manchester surveyors, we serve the surrounding areas of Greater Manchester including Wigan and Bolton, in addition to Warrington and Cheshire.
As the previous sole principle of ‘Basegate Surveyors’ I have recently joined the ranks of Anstey Horne and Co Ltd, as such the same great service will be delivered under the Anstey Horne banner. We can offer a RICS Home Survey Level 2 and Home Survey Level 3 to ensure a stress-free house move.
Passionate about property, our aim is to arm you with the information needed to help you make the best decision when buying a home. Our survey reports are comprehensive and full of relevant details, specific to your property.
Where significant defects are found, our reports can often assist in the negotiation of the sale price or may save you the trouble of purchasing a home with serious issues. Our current client feedback is hopefully a testament to the strong emphasis we place on value and quality.

I would recommend Anstey Horne, there was a quick turn around for me receiving the report, as well as feedback on the day after the survey. Thanks.

Excellent service throughout, Tony called to check for availability as well as a reminder for the appointment. I attended the end of the survey and Tony took me through everything that was considered 'at risk' and gave sound advice on how to proceed. The report was very detailed and was accompanied by a phone call to ensure that all was understood. Highly recommend if buying a house or look in to extend as he will tell you everything you need to know and look into!

An outstanding service, I can't recommend highly enough! Tony has been very proactive and professional in contacting me regularly both before and after the Homebuyer survey was carried out. The survey report itself was very thorough and put my mind at ease regarding the property purchase. Tony walked me through the report and offered very detailed and helpful advice. He followed up with me again a couple of weeks later after reviewing the report to make sure that absolutely nothing had been missed out, and offered further help and advice. I can't thank Tony enough for all his effort and dedication.

The service was superb. the report received was really comprehensive and covered every single item of the building which gave us peace of mind to go ahead with the purchase of our new home. The surveyor gave us updates accordingly before and after attending at the property.
Highly recommended!
RICS Home Survey Level 2
When you’re buying a property that is built less than 80 years ago, is in good condition and was built using common building materials, you will need a RICS Home Survey Level 2. The report will highlight any issues with the property’s condition that could crop up once you’ve purchased the house.
It’s vital to get a property survey because it will help you make an informed decision about whether or not you want to go ahead with the purchase. It will save you money if the property has serious damage that is hidden.
RICS Home Survey Level 3
Our RICS Home Survey Level 3 is more suited to older properties over 80 years old, in poor condition and built using less common building materials. A Level 3 survey is the most in-depth and comprehensive survey as it assesses the property’s structure and condition.
Common issues highlighted in a Level 3 survey are subsidence, rot and damp. It’s important you’re aware of any structural issues before you commit to buying a property. It could save you a lot of money in the long run.
