The RICS Level 2 Survey, also known as the HomeBuyers Report, is a survey that provides a more in-depth inspection and valuation following RICS guidance. It is ideal for conventional properties built within the last 150 years. This report consists of details regarding the general construction and condition of the property as well as any faults that may affect the value. We will also discuss any urgent repairs that are considered necessary before committing to the purchase. These repairs can concern any potential future maintenance liabilities. We’ll also provide an estimated rebuilding cost of the property for reinstatement purposes which is required for Building Insurance Purposes.
Once the survey has been completed, our team will contact you to run through the report and ensure that you have a full understanding of the report. This allows you to make an informed decision that you can feel confident with.
Valuation
We also offer a Valuation Report. This is a less-detailed report that provides the client with a market value of the property as well as a brief description that includes the condition, location, and any factors that may affect future saleability. This is an ideal choice for properties that are under 10 years old. It is also suitable for help to buy, inheritance tax valuations, matrimonial valuations, and general disputes.
