Peter Ellicock the surveyor we used was first class. Peter was friendly, approachable and very knowledgeable. Peter talked us through the whole process which was straight forward and he was on hand to chat to us at the beginning of the process through to the results of the survey. Excellent service and advice, I would not hesitate to recommend Peter.
RICS Level 2 Survey (HomeBuyers Report)
The RICS Level 2 Survey, also known as the HomeBuyers Report, is the most popular survey. It is best suited for newer properties and properties with standard construction. This survey provides a detailed evaluation of the building’s condition and covers both the external and internal aspects.
Your surveyor will examine all significant elements such as the walls, floors, and drains to make sure that they are secure and fit for purpose. The report identifies any significant defects, potential hazards, and essential repairs with the hope of reassuring the client of areas of concern using an easy-to-read traffic light system.
RICS Level 3 Survey (Building Survey)
The RICS Level 3 Survey, also known as a Building Survey, is the most comprehensive survey available. It is best suited for older properties and properties with non-standard construction. This survey includes a thorough inspection and evaluation of all visible parts of the interior and exterior of the property. The report provides an overview of any necessary repair or maintenance works, highlighting any period features that should be preserved.
The report is concise and user-friendly thanks to the standardised format to ensure that you can easily follow each aspect of the survey. It offers a comprehensive building pathology and guidance of any significant defects to the main structure and outbuildings.
Valuation Report
A Valuation Report is a basic report that considers the market conditions and circumstances, including the property type and location to determine an approximate market value. This can guide potential buyers if they are considering renegotiating their offer as well as assist sellers who are unsure how much their property is worth.
