The RICS Level 2 Survey, previously known as the HomeBuyers Report, is the most popular survey. This report is best for newer properties and properties with standard construction. Our report will contain details of the surveyor’s findings after inspecting the interior and exterior. This survey can be applied to any property including houses, flats, and bungalows.
Your surveyor will look into any issues that may affect the property and provide advice on repairs and ongoing maintenance. We will also report on any issues that need to be investigated to prevent serious damage or dangerous conditions as well as any legal issues that must be addressed before completing your purchase.
RICS Level 3 Survey (Building Survey)
The RICS Level 3 Survey, also known as the Building Survey or Full Structural Survey, is the most comprehensive survey. This report is best for older properties and properties with non-standard construction. It is also the best option for those who are planning major works or refurbishments of the property. The report contains the same traffic light rating system as the HomeBuyers Report.
Your surveyor will provide a more thorough inspection and detailed report on a wider range of issues. There will also be a description of visible defects and potential problems caused by hidden flaws as well as an outline of repair options and the likely consequences of inactivity. Additionally, we will also provide advice for your legal advisors and details of serious risks and dangerous conditions.
