When you’re buying a house that’s was built less than 80 years ago and remains in good condition, you’ll need Fourth Wall to carry out their RICS Home Survey Level 2. The homebuyers survey will take an in-depth look at the property’s condition and give an overall rating of the property as well as a detailed look at every issue.
The level 2 survey will highlight any damage or repairs needed. You can then use this information to renegotiate your original offer to cover the repair costs or pull out of the sale if the information is too damaging.
RICS Home Survey Level 3
If the property you’re buying is old and in a poor condition, you’ll require a Level 3 Survey, formerly called a Building Survey. The level 3 survey is the most comprehensive and in-depth survey available, therefore the most expensive survey type too.
A RICS registered surveyor will take a detailed look at the property’s structure and condition to give an overall expert opinion and professional advice on the next steps. By having a level 3, you’ll save money in the long run.
Snagging Survey
For those buying a newly built home, a Snagging Survey is essential to ensure the property has been finished to a high standard. This survey can highlight any issues or unfinished work.
You can then use the report to raise the issue with the homebuilder, allowing them to rectify any problems before you move in.
