Here at Future Home Surveys, we offer a selection of valuations, including Help to Buy and Private valuations. A RICS Valuation is a professionally completed assessment of the market value of a property. Our surveyors will be guided by a strict set of guidelines, best practices, ethics and professional standards set out by RICS. This will ensure that properties are valued as accurately as possible with all factors carefully considered.
A valuation is not the same as a market appraisal offered by estate agents and is not a survey. It’s possible for properties to have defects that do not affect market value but may need expensive repairs and maintenance.
RICS Home Survey Level 2
Previously known as a homebuyers report, the RICS Home Survey Level 2 is the most common survey type available. It includes a full detailed inspection of the property with a professional and easy-to-understand report. This report provides a general overview of the property's condition, any legal or health and safety issues as well as any defects that require repair. It will give you the property specific information that you require to make a reasoned and informed decision on your purchase.
This type of survey is most appropriate for modern homes of conventional construction built in the last 70-80 years that are in a reasonable state of repair. The report will use a simple traffic light system allowing our clients to easily understand the areas of the property that require attention.
RICS Home Survey Level 3
The RICS Home Survey Level 3 was previously known as a building survey and is the most comprehensive report available. It provides an in-depth analysis of the condition of the property and advice on repairs and maintenance requirements. The report will objectively describe the form of construction and materials used within different parts of the building. Any potential risks or defects within the property will be clearly highlighted as well as the scope of remedial work required.
This survey can be carried out on any type of property and is essential for older and period buildings, properties that have undergone significant alterations and those that are in a poor state of repair. Our reports are compiled on RICS approved templates which are designed to be industry jargon-free and easy to follow. They also use a traffic light system.
