I chose this company to carry out a Level 2 RICs survey and valuation on a property I am purchasing. Their quote was competitive and I was impressed by this company's introductory letter. I knew my survey would be carried out by Stephen Joslin himself. He carried out the survey swiftly and I received a detailed report within a couple of days. Stephen responded quickly when I asked further questions. The information in the report backed up by images taken during the survey enabled me to go back to the estate agent and vendor. Having raised the issues highlighted by Stephen, I was able to renegotiate.
RICS Home Survey Level 2
The RICS Home Survey Level 2, also known as the HomeBuyers Report, is the best option for newer properties and buildings made with standard construction. This survey focuses on assessing the general condition of the main elements of a property. Your surveyor will conduct an extensive visual inspection of the building, its services, and its grounds. They will look at concealed areas such as roof spaces, basements, and cellars if it is safe to do so.
The report will highlight any defects found in the interior or exterior of the property. Your surveyor will also be available to answer any questions you may have following the report. You can choose whether to have a Valuation conducted alongside this survey at an extra charge.
Valuation Report
A Valuation Report determined the market value of a property. Your surveyor will inspect the general condition of the property, the property type, and the property location to calculate a fair and accurate market value that both the buyer and seller will accept.
The report will include detailed evidence showing how they have reached their estimate. RICS valuations are the only valuations that are accepted by most banks and building societies as well as Help to Buy and Shared Ownership schemed. This means we can be trusted to give you the most accurate market valuation.
