Suitable for homes in reasonable condition and under 100-years of age, the RICS Home Survey Level 2 enables buyers to obtain a helpful indication of the structure’s condition and any defects which may require expenditure from the outset. It also identifies elements and issues which require further investigation by specialists.
Landview Surveyors offers professional RICS Home Survey Level 2 to help you make an informed decision before making the legal commitment to purchase the property. One of our experienced and expert surveyors will visit the property and physically inspect its condition. We will provide a detailed report that will highlight any issues, defects or possible concerns such as signs of subsidence or damp.
The report will use an easy-to-read traffic light system to ensure you understand what has been highlighted and why. We will provide expert advice and suggestions for your next steps.
RICS Home Survey Level 3
The RICS Home Survey Level 3 is considered as the best option for clients purchasing a property where extensive work is required, obvious defects are present or for buildings that are generally older and more structurally complicated. Whilst the survey is non-invasive, the surveyor will not only advise on the construction and any clear defects present but they will also advise on possible hidden defects and the work required to resolve them.
Landview Surveyors will typically spend around 2-5 hours inspecting the property for this type of report. You will then receive a detailed and comprehensive report in which defects and possible defects are discussed. This will allow you to negotiate on the price agreed for your purchase in order to account for the discovered defects.
Snagging Survey
In addition to the Level 2 and Level 3 surveys, we also offer snagging surveys for new build homes. This will flag any issues in the building of the home, allowing the developer to make right anything that could be an issue before you move in.
Party Wall Survey
If you want to arrange work on a party wall or are the neighbour of someone who has proposed work on an adjoining wall, a party wall surveyor can help settle a dispute and come to an amicable agreement. After reviewing the wall and the planned works, we can draw up a Party Wall Agreement to suit all parties.
