The Market Value is essentially how much a buyer would be happy to pay for the property assuming they were willing to pay the market value and were not placed under any undue pressure. It reflects the amount the seller would be willing to accept. Every report will be professional and wholly compliant with the RICS Red Book and the International Valuation Standards (IVS).
Homebuyers Survey
The RICS Homebuyers Survey will provide you with more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition. Rest assured, the survey will be carried out by an experienced surveyor from Lang & Stone who will highlight any hidden damage or defects within the home.
The report will be presented through a clear ‘traffic light’ rating of the condition of different parts of the building, services, garage and outbuildings. It will also clearly explain any problems that require varying degrees of attention. We will also provide you with a summary of other matters including guarantees, planning and building control issues.
Building Survey
The RICS Building Survey should be arranged if you are dealing with a large, older or run-down property, a building that is unusual or altered or if you’re planning major works. It is more costly compared to other levels of reporting, but this is due to the fact that it provides detailed information about the structure and fabric of the property.
The report will objectively describe the form of construction and materials used for different parts of the property and provide an assessment of the relative importance of the defects. Rest assured, one of our experienced RICS surveyors will carry out an in-depth assessment to give an overall rating.
