RICS Level 2 Survey (HomeBuyer Report)
If the house you’re purchasing is a new build, not older than 80 years old and is in good condition, then you will need a home buyers survey. Our RICS homebuyer report will examine the property before you commit to buying it to search for any hidden defects that could cost you thousands in repairs.
Our team are fully qualified and skilled in surveying to give you peace of mind that we provide a first-class service at all times. We will search for damage within the property that needs to be fixed or could potentially get worse once you’ve moved in.
We will present the findings from the homebuyer report in an easy to read report, written in plain English.
RICS Level 3 Survey (Building Survey)
If the property you’re going to buy is an old building, listed building or has or plans to have renovation or extension work done, you will need our RICS building survey. This is the most comprehensive survey that you can have as it’s an in-depth examination of the property’s interior and exterior.
We will assess most places in the property searching for defects and damages that you wouldn’t be able to spot yourself. We will examine the structure and condition of the house, documenting our findings in an easy to read report. We will provide expert advice and opinion on any issues you have with guidance on how to repair issues.
Our Party Wall survey serve to safeguard the interest of the owner under the Party Wall etc. Act 1996. This survey is conducted when a homeowner wishes to undertake work that could potentially cause a dispute with neighbours. Your party wall surveyor will offer the best advice whether acting as the building owner's, adjoining owner's or the agreed surveyor.
We offer two types of Party Wall surveys as we can work as a Building Owners Surveyors for the person undertaking the work and the Adjoining Owners Surveyor, for the neighbouring properties to the work.
A snagging survey is best suited for new build properties that have not been lived in before. This is because there may still be issues that could arise in the long run. At Mace Davies, our surveyors will undertake a detailed internal and external inspection of the property and provide a list of items that may require further attention by the developer. We can also carry out a return visit once these issues have been rectified.
Our snagging survey service looks into the contractors' methodology, materials used, and workmanship to provide a comprehensive list of items that need to be looked into.
