Formerly called a Homebuyers Survey, the Level 2 provides an overview of the condition of the home. This is suitable for homes in good condition and built within the last 50 years or so. It can give you an idea of any work required on the home and potential issues to be aware of.
RICS Home Survey Level 3
Previously called a building survey, this is recommended for older homes or those in poor condition. Your report will consist of a comprehensive, personalised and detailed overview, with guidance on repair costs, and advice on any further investigations necessary.
Valuations
A Residential Valuation involves a brief inspection of the property to enable the surveyor to comment on the current "Market Value" as defined by the RICS. This can be used for a range of purposes including shared ownership, matrimonial disputes, probate and tax liability.
Party Wall Surveys
If you find yourself in a dispute over a shared wall, a party wall surveyor will be required to draw up a Party Wall Agreement. This outlines work that can be done on the Party Wall and who is responsible for the costs.
Snagging Surveys
Designed for new build properties, a professional snagging inspection will identify minor defects or problems which need fixing before you move into the home. These can be rectified by the property developer, giving you peace of mind.
