The RICS Home Survey Level 2, also known as a Homebuyer Report, is the most popular type of survey available. It is suitable for properties less than 80 years old and built with modern and common materials. Your surveyor will highlight important and potentially dangerous issues within the interior and exterior of the property.
The report is less detailed than a building survey but is more suited to newer properties. The survey is still in-depth and assesses the property’s condition, searching for hidden defects and damages. We will present the findings from the survey in a clear and concise report that details every concern we have.
RICS Home Survey Level 3
The RICS Home Survey Level 3, also known as a Building Survey, is the most detailed and in-depth survey you can have. It is suited for older properties that were built using unique and unusual building materials. This comprehensive survey will examine the interior and exterior of the property, highlighting any areas of concern within the house.
Our highly experienced chartered surveyor will create a report that lists the areas of concern in the property, rating them 1, 2 or 3 depending on their importance. We will talk you through the survey and report, explaining anything you're unsure of.
Snagging Survey
The Snagging Survey was designed with new-build properties in mind that have not been lived in. Your surveyor will examine the property or land in its current state. For properties that are still in development, your surveyor will inspect the blueprints and materials used in construction. They will highlight any potential issues that may occur upon completion of the property. They will also liaise with relevant parties including the developer and the architect.
Valuation Report
A Valuation Report is the best way to receive an accurate market value for your property. This can be used in court proceedings such as probate. A Valuation Report can be added to your survey and can give you a good indication of how much you should offer. You can use this as a way to renegotiate your offer.
