I have been dealing with Stephen Thirkettle, who was very professional throughout. Stephen called me after the survey to give me a run down on the conditions of the property that would need me to put attention in and I could arrange initial works to be quoted quicker. When receiving the survey it was very detailed and gave me a clear understanding of what work would be needed to be done depending on severity of the issues. The survey was incredibly details in my unskilled opinion, I was able to ask questions if needed about the survey but as it was so clear I haven't needed to. Great service and would recommend to anyone

RICS Home Survey Level 2
If you’re looking at purchasing a modern house or flat that was built using common building materials, then you will need our Level 2Homebuyer Report. This will provide you with an examination of the property, looking for common issues that may be in need of repair. It is a standard and easy to read format that uses a traffic light system to highlight issues. We will asses the overall condition of the property, highlighting any damage.
A Level 2 will ensure that you’re made aware of important and potentially dangerous problems that could become costly to you in the future. You’ll need to be aware of these issues before deciding to purchase the house. If anything that arises concerns you, you can then either renegotiate your offer or pull out of the sale.
The survey will be carried out by an experienced, RICS regulated surveyor who can advise you on any concerns you may have. We are available to help in any way possible and answer any questions you may have.
RICS Home Survey Level 3
If the property you’re buying is older than 80 years, built with unique or unusual building materials, then you will require our RICS Level 3 Building Survey. This is much more thorough and in-depth, examining the condition of the property as well as any structural damage.
Our chartered surveyors will search for hidden defects and damage that may not be obvious at first. Conducting a building survey could potentially save you thousands of pounds in repairs as it’ll uncover any issues early. You will then have a chance to renegotiate your offer or back out of the purchase altogether.
Your survey will be carried out by a highly experienced surveyor so you can trust you’ll be receiving the highest quality of service. The report will be presented in a clear, easy-to-read format but will provide more detailed findings compared to the Level 2 report.
Snagging Survey
When buying a new build home, you're unlikely to need a Level 2 or 3 surveys. However, you will want to make sure there are no issues with the construction of the new home. This is where a Snagging Survey comes in. It can highlight any defects or issues in the construction, allowing the developer to put these right before you move in.
