The RICS Level 2 Survey, also known as a HomeBuyers Report, is a mid-level survey that is ideal for newer properties and properties with standard construction. Your surveyor will inspect the interior and exterior of the property, excluding areas that are hard to access. The report is jargon-free and easy-to-read, highlighting any issues that could cause potential problems in the future.
The RICS Level 2 Survey takes approximately 2 to 4 hours to complete, depending on the size and condition of the property. The results from this survey will allow you to decide whether to proceed with the purchase, withdraw from the sale, or renegotiate your offer.
RICS Level 3 Survey (Building Survey)
The RICS Level 3 Survey, also known as a Building Survey or Full Structural Survey, is the most comprehensive report. This is ideal for older properties and properties with non-standard construction. Your surveyor will inspect the interior and exterior, including areas that are difficult to access. On occasions, your surveyor may recommend suspending the buying process until a certain defect has been inspected and researched in more detail.
This report includes the general condition of the property and any major faults in accessible parts of the building that may affect the value. Moisture tests will be detected to inspect any damp in the walls and any damage to timbers will be reported. We will also provide an optional estimated cost of rebuilding the property for insurance purposes.
Party Wall
Our surveyors can conduct a Party Wall survey and provide a Party Wall Award which is a legally binding document. If the property is subject to a Party Wall dispute, having a surveyor draw up a Party Wall Award will provide you with the guidance and advice needed. It details any excavations within six metres from the boundary as well as covering any alterations that can directly impact the neighbouring building.
Your party wall surveyor will detail the costs involved, including the surveying costs, and note who is responsible for paying.
