RICS Home Survey Level 2
Formerly called a ‘Homebuyer Report', a Level 2 survey is suitable for conventionally built properties that are in reasonable condition and have not been very significantly extended or modified.
The inspection includes an extensive visual inspection of the grounds, building and services. Concealed areas such as roof spaces, basements and cellars will be inspected if it is safe to do so.
You will receive a report that is visually engaging, written in easy-to-understand language and includes genuinely useful information and annotated pictures to really bring things to life. The report will help you to understand your property, any defects that exist and any repairs or maintenance that might be required.
RICS Home Survey Level 3
A Level 3 survey (previously called a Building Survey or ‘Structural Survey’) is the most detailed inspection and report available and is essential for properties that are older, in poor condition, of non-standard construction, have been very significantly extended or modified, or if you are planning your own major works.
Our Level 3 service also includes a drone or camera pole inspection enabling a more detailed examination of chimneys, roof coverings and high-level gutters.
The survey report will provide you with an in-depth analysis of the property’s construction and condition and detailed guidance is provided for any maintenance or repairs found to be necessary. Implications for energy efficiency and sustainability are also explained in depth.
Valuations
We offer market valuations, including for the Help To Buy scheme.
Whether you are selling your home or need a valuation for other legal reasons, a RICS Red Book valuation is a ‘gold standard’ formal, evidence-based valuation.
Party Wall Survey
We work with clients planning works (or adjoining planned works) to establish if the Party Wall etc. Act 1996 applies. Where it does, we can help with serving and responding to notices in the correct form, creating Schedules of Condition and, in the event that a dispute arises under the Act, we can act as party wall surveyors, including preparing and serving awards.
