The RICS Level 3 Report, also known as a Building Survey, is the most comprehensive survey. This is ideal for older properties or properties with non-standard construction. Properties that are in poor condition that require significant refurbishment will also benefit from a RICS Level 3 Survey. Your surveyor will thoroughly inspect the interior and exterior of the property, including areas that are difficult to access.
HomeBuyers Report (RICS Level 2 Survey)
The RICS Level 2 Survey, also known as the HomeBuyers Report, is the most common type of survey conducted. It is a mid-range survey that is ideal for newer properties and properties with standard construction. Your surveyor will inspect the interior and exterior of the property. However, they will not inspect areas that are difficult to access. They will highlight any defects but will not delve into reparation advice as is the case with the Building Survey.
Valuation Report
We also offer the RICS Valuation Report which can be added to your survey at an extra cost. Your surveyor will conduct a brief inspection of the property's location and condition. They will then determine the market value from this, allowing you to determine whether you should proceed with the transaction, renegotiate your offer, or withdraw from the sale completely.
