Previously known as the Homebuyers Report, the RICS Home Survey Level 2 will highlight any hidden defects or surprises lurking within the property being inspected. One of our experienced RICS Chartered Surveyors will be instructed to assess the building and complete a thorough survey. The report will focus on all facets of the property and give you a better understanding of the current state of the home, fully outlining any issues that are present.
Any defects found will be presented in an easy to identify ‘traffic light system’. This condition rating will enable you to quickly identify the defects and establish the potential cost implications associated with the potential repair work needed. This type of survey is most suitable for traditionally constructed properties that are in good condition and were built in the last 100 years.
RICS Home Survey Level 3
Once referred to as a Building Survey, the RICS Home Survey Level 3 is the most comprehensive and detailed survey that you can undertake. The inspection covers all aspects of the property from the inside to the outside and the services to the ground. It is best suited to non traditionally constructed properties that are over 100 years old.
The report should not only fully confirm and explain the defects and issues found within the property, but will also explain the cost implications. We will provide numerous recommendations, focusing on the repairs that are needed, the cost implications of those repairs as well as recommendations for experienced and client approved contractors to complete the necessary work.
