Yorkshire Property Services’ home buyers report is best suited for modern properties that haven’t had any reconstruction structural work carried out and remain in a good condition. A RICS regulated chartered surveyor will carry out a thorough and detailed examination of the property’s condition and structure, externally and internally.
We will carry out a visual inspection of the services such as gas, boiler and the electrics and highlight any concerns and repairs that are needed. As we provide you with a list of issues that could potentially affect the property’s value, we will include in our homebuyer report a valuation of your property as well.
We present our results in a report written in plain English and easy to understand. We will offer our professional opinion on any repairs and damages that we found in our examination.
Building Survey
If your property is older than 80 years, built with unique materials, a listed building or in a conservation area, then you require our full structural survey as this survey is more in-depth than our homebuyer report. We will carry out a further investigation where we look under floorboards and behind furniture.
We will offer advice on legal issue to be addressed such as the energy efficiency of the building and information of the location of your house. You will have a verbal discussion with a RICS verified chartered surveyor before and after the survey to raise any areas of concern and assess your options.
Our findings will be clearly set out in a jargon-free report that’s easy to understand, highlighting any major areas of concern as well as minor damages.
