It is vital to instruct a conveyancer once you have made an offer on a property and it has been accepted. Conveyancing Direct will set up your file the day you instruct us and aim to have everything in place as soon as possible in order to avoid any unnecessary delays.
After we have received and sorted through the contract pack from the seller’s conveyancer, we will begin by title checking, raising the necessary enquiries and apply for property searches in order to gather important information about the property you plan to buy.
Once searches have been returned and all enquiries are answered, we will report to our clients (and the lender), prepare contracts for exchange and then organise a date for completion. On completion day, you will receive the keys for your new house and finally be able to move in. The seller will receive the final funds from their sale and will have to move out of the property.
Sale
You will need a conveyancer to help with the legal aspect of selling your house, therefore it is vital that you instruct us as early as possible. Our no move – no fee policy allows sellers to instruct us as soon as they market their property with no hourly rates to worry about. Having your paperwork sorted at the beginning means that we are ready to go as soon as a buyer is found.
The first step is for us to gather as much information about the sale property as possible. Once the required documents have been filled in and returned to us we will prepare the draft contract and send it to the buyers conveyancer.
They will then title check and raise the necessary enquiries, some of which you (the seller) will need to answer. Once all enquiries are satisfied both sides can look to exchange contracts and plan a date for completion.
The ownership of your property will change from you to the buyer and will be officially registered with the Land Registry. We will notify you when any updates are made in your case.
