670630 - Absolutely abhorrent service, missed deadlines and broken promises. We signed up with Muve due to the low cost and positive reviews (dubious) unfortunately the reality is poorly managed cases with multiple excuses as to why exchange dates were missed. Many complaints from conveyancers on both sides regarding Muves poor communication and lack of responses. Muve repeatedly blamed the other side conveyancers which was simply untrue, we've received multiple emails from our Move manager detailing the frustrations of conveyancers on either side of the transaction. We were also informed documents were outstanding from the other side which was also not true. If this review saves one person from the stress and misery from dealing with the incompetent outfit that are Muve it will have done it's job! Never again! We will be speaking to the SRA and Ombudsman

Shockingly bad customer service. We have had the worst experience with these people. They are not proactive, nor are they approachable. Their communication skills are lacking and they are not knowledgeable in this field. We will never use them again nor will be referring them to any friends or family. A simple new build house sell with no chain started in August 2023 and is still going on and it's February 2024. Not only are muve slow to progess anytbing, they are also incompetent. We have had to continually chase for updates and tell them how to do their jobs.

You pay cheap, you pay twice!My final bill ended up being 74% higher than my quote costing 2,428 (my initial quote was sub 1.4k).I chose Muve as I am a Chartered Surveyor and just wanted someone to cross the t's and dot the i's BUT my bill ended up costing more than any of my other quotes without the expert knowledge I would have received had I opted for a local solicitor.My main gripe was I was charged 600 for a 'lease renewal' which my solicitor did not renew, negotiate nor offer any comments on. I must highlight that my lease is FIVE pages long and was already drafted and completed by the seller.All questions were met with "You will need to clarify this yourself" which is where being in my profession certainly helped. If you have no experience in property exchange, do not even think about using Muve.Read reviews on Reddit, twitter, facebook etc which cannot be manipulated and you will see the true service provided.I will be extending my complain to the Law society and I urge anyone else who has had a similar experience to do the same - https://www.lawsociety.org.uk/public/for-public-visitors/using-a-solicitor/complain-about-a-solicitor

Terrible conveyancers. I regret we ever used them. We paid 600 extra (which was refunded) for their "guaranteed in before Christmas" service. It took an additional 3 weeks to finally complete; other conveyancers have since told me was a fairly straight forward transaction. This delay cost us enormously.The two conveyancers looking after us must have been in on work experience as they didn't know what was going on and were nervous of picking up the phone to us.The sellers conveyancer told us they were completely mystified as to why Muve were repeatedly asking for information that has already been supplied. A quick search in their emails would have given them what they were looking for. It made Muve (and in turn us for choosing Muve) look pretty silly. Maybe they deleted critical information accidentally? That's all I can think of.They have a lovely website and I'm sure good intentions but I wouldn't recommend Muve to my worst enemy.

Horrible experience - first I got assigned a solicitor who didnt do anything and didnt respond to my emails or calls, so they assigned me a new solicitor after I complained. They put incorrect purchase price in the contract (more than what was agreed) which I luckily noticed. Then, they made a mistake in calculation of completion funds which they noticed the night before completion day putting my purchase at risk. I also initially got a quote for Muve Fast Festive service which promised completion before 22 December 2023, but after few weeks they called me saying it wont be possible to offer Muve Fast Festive service, but they will charge me the same amount as initially quoted, because the property I am purchasing falls under the new Building Safety Act, which they never mentioned or warned me about beforehand. Then, they had the face to try scamming me by asking for both the Muve Fast Festive service and the Building Safety Act related extra legal fee. When I got an appointment with them to visit their office and give requested documents, they said they were not expecting me because they didnt even know what day it wasThey never even offered compensation/goodwill.

Muve used by both sides. One house, no mortgage, took 5 months. My conveyancer blamed the other side and the seller (the seller did hold things up in part, but absolutely not to such a length)Return communication was extremely unreliable. Facts were missed despite being told exchange was ready, client portal was rarely updated, resolutions team ignored initial complaints, then became concerned, then disappeared and ignored me again. I spent many hours chasing up the agents and the seller myself, and informing Muve of the correct details of the managing agent. I was allowed to enter into a 6 week contract for exchange readiness, for a fee of course, yet the managing agents always take 3 weeks to return documents...how can this ever be realistic unless they are contacted on day one....which they were not!Finally a wrong final settlement when I was overcharged by 670, and when I pointed this out (took 3 attempts to get response) was informed "finance team has been instructed to issue a new final settlement" No apology whatsoever. One person in particular was very nice and understanding, but the general service and customer experience was incredibly disappointing & so stressful

I really could not recommend Muve enough! My parents used Muve for a house purchase in 2022 that was complex and took almost a year, but Prasanthi and the Muve team remained on the case to get their purchase across the line. When it came to my own house purchase this year, there was no doubt that I'd also be using Muve. Prasanthi and Deumi have been absolutely brilliant. They have been prompt, answered all of my questions (and I had a lot!), explained various elements of the purchase to me, and were kind and patient when I had a couple of stressed moments during the process. Additionally, Muve have an online portal where you can follow your progress, excellent policies in the event that your transaction falls through, and also a refer a friend scheme, which is an added bonus on top of the great service. Avoid at all costsThe pits of a company. I'd take all of the glittering 5 star reviews with a pinch of salt, a large pinch.....Account manager Anupa was not on the ball. He never provided updates. Never returned calls. Anupa was rude on several phone calls. Lodged a complaint about the service I recieved. Broken promise after broken promise about replying in a set time frame. Eventfully recieved a gesture of goodwill of 250. If you are currently using Muve and recieving the substandard service, that runs through the company, please make sure you raise the issues. Online portal was marketed heavily, absolute waste of time. It was never updated. Conveyancer was changed half way throught to Sasini, who was a credit to the company. If the whole expierence was like from Sasini, then it would be a 5 star review. Had to find the CEO email address on line and contact directly. We eventfully completed it, anthey sent me a different amount to the co-statement. issues in my purchase. There is poor service running through the company, from top to bottom. WOW Our 3rd house so weve used a couple of other solicitors before and were expecting the worst. Muve were the cheapest quote and after reading through reviews of various other firms we decided to instruct Muve even though our estate agent strongly recommended that we didnt. It wasnt all a smooth ride but our conveyancer Chanuk Rajakaruna made sure it was as quick and smooth as he possibly could and I honestly couldnt recommend him more. Our sale was completed in 7 weeks. Our original purchase fell through as we were unknowingly gazumped just before exchange. Our subsequent purchase was completed in just 3 weeks from viewing the property (mortgage, searches and all). We never had an issue getting hold of Chanuk, getting a response from him or knowing where we were in the process, he kept us up to date at all times and was always honest and reliable. If he said he was sending something over, it would be in my inbox within the hour. He has been absolutely incredible and made the whole moving process much less stressful. Would give more stars if I could, an absolute credit to Muve and would definitely use Chanuk again.

Extremely stressful and aggravating. Dealing with MUVE was such a horrible experience that I would not recommend them to even my worst enemy.They have such awful client relationships skills that I was baffled they are a legit company. Emails and messages are purposefully ignored for days and sometimes even weeks without a single explanation as to why. Even the complaints department is awful with almost zero response rate.. You have to physically ring them for any chance of a half hearted response.I could go on over the frustrations caused over the many delays and stresses caused in the 5 months it took them to "complete" my case that I would have rather paid the extra money and got someone much better. Please, please save yourself the hassle and pick someone else.

The sale then became difficult at times due to the dithering of the other side but our conveyancer, Sasinni was professional and knew when to push and when to hold back. She got us over the line! We were delighted we chose Move but would make one negative observation. Communication by phone to reach the team proved difficult at times with long waiting times to make contact, though someone always returned the call.

We have had a great experience with Muve and in particular, having our account manager Afdel and solicitor Nathalie on our side. Starting with an online-based conveyancer was a bit hesitant at the beginning, but later the confidence in them grew very quickly by effective and clear communication. The Hoowla portal is a great helper to see the track of the process. Communication with Afdel and Nathalie was a big pleasure comparing to our few-years-ago experience working with a small local conveyancing company. In needs to be noted that Nathalie was on our side when our chain started to build a pressure on us. To sum up, I would strongly recommend to take Muve on board.

Just terrible, clearly based in India but this wasnt clear to begin with. Ive no issue with activities being offshored however when it has a knock on impact on service then thats a non starter. Unable to contact the account manager and surveyor. I spoke to them twice throughout the entire process. Lack of knowledge of the UK system and also lacking detail as a lot of the info and documentation i had already loaded only to be asked again if not three times for the same information.

I would give zero stars if I could. I had to go with a solicitor as Muve still did not grasp what I needed them to do 6 weeks into the process and I struggled to get the 700 deposit back despite them not doing any checks. They are based in a call centre in Sri Lanka and you will never be able to speak to a conveyancer. They still owe me money. Avoid like the plague! Had I stayed with Muve and not changed my entire house purchase would have fallen through and I would have lost the house!

My experience with Muve started off great but communication tailed off towards the end of the process and it was difficult to get answers to my questions. I didnt end up collecting the keys to my new house until 4:30pm on the day of completion and wasnt contacted by anyone on the day until around 2pm which was quite stressful. Also be mindful their searches are not comprehensive so you may end up paying extra. Ultimately they got me over the line but it was a very simple transaction with no chain on either side so Im not sure how they would fair in more complex situations

The experience we had with Muve was terrible. They did not communicate with us throughout the entire process, we always had to chase them for information. Their lack of speed made things even more stressful for both parties. They would often ignored our calls or we would be sat on hold. The other sides estate agent made a complaint to them and when we made a complaint we did not get a response. Even on the day of exchange and completion both party had to chase them as they did not make the payment to the sellers solicitor on time. I do not recommended Muve.

Poor communication, sellers that did everything to delay the process and backtrack on the original agreement and a Real Estate agent that really wasnt very good. At all times Muve, Prasanthi, Deumi and Sumudu acted with absolute professionalism and patience. Very frustrating. While the case handlers were very polite, that was really the only positive. Unnecessary cost was incurred and not justified. Calls, emails and messages on the online portal went unanswered multiple times at vital points of the transaction. When calls were answered the team felt inexperienced and couldnt answer queries. I was advised multiple times that someone would call me back by a certain time which didnt materialise. The online portal was not kept up to date throughout the process. I was provided will a final account statement that was incorrect by 10,000. When I queried it specifically to ask if the amount was correct and was the full and final amount owed I was told it was correct only to receive a revised bill 3 days later. It was not a pleasant experience which makes an important process much more difficult.

If you want a company with poor communication that ignore deadlines, then go with Muve. They take weeks to respond to emails, even with prompting. We had a very doable deadline for time to complete, and informed them at the start that we needed to aim for this as it would have financial implications for us otherwise. The sellers solicitors were waiting almost a month for Emasha (Muve) to send over documentation. We are past the agreed completion date despite there being no concerns or delays (apart from poor efficiency and communication on Muves part). The complaints team are now involved in supporting us to prompt Emasha and Hasini for updates and find out where we are at and what is going on. Despite this, we are still not receiving the service we paid for. Very disappointed. I know buying a house can be a stressful process, but Muve has exacerbated this stress 10 fold and ruined our excitement of being soon to be home owners. Would not recommend.

Utterly dreadful. Slow, poor comms, terrible online portal, can't get hold of people, all outsourced to Sri Lanka. Very low competence conveyancers who don't understand the UK context. Spelling and grammatical mistakes all over their communication and even on legal documentation. Unbelievalbly stressful and frustrating to deal with. Cannot overstate how much I regret using them and I hope this review will persuade others not to make the same mistake.

Was initially concerned with not using the traditional solicitor process but with mortgage rates as they are, we were trying to save as much as possible for our deposit. There was nothing to worry about, the portal was updated more efficiently than the estate agent and we were weeks ahead of the buyers ready to exchange.

Dayan & Afdel were our main point of contact and they could not do enough for us. Their responses were always fast and they always took the time to call or email and explain anything we were unsure of, or clarify things as nervous first time buyers. I cant thank them enough and had no issues with the service they provided as employees. HOWEVER, Muve as a whole company we were a little disappointed with. We were quoted 1040 and promised no hidden fees or extra costs. We were so pleased with this as we payed a 550 deposit and only had 490 left to pay at the end. Well, it felt like every time we blinked or they had to press a button they added another fee plus VAT. Ended up paying just under 3000 which was really difficult on top of the cost of moving and starting up your first home. Particularly when we selected Muve on the basis that they were the cheapest quote by far and they promised no extra fees. We ended up paying double what other companies had quoted us which was a real kick in the teeth.

Overall, incredibly slow, unresponsive and for what should have been an incredibly easy direct sale has taken nearly 3 months and counting.No one answers the phone. Muve are not proactive at all. Muve were emailing an incorrect email address thinking it was the sellers solicitor and rather than pick up the phone to the sellers solicitor, they sat on it and did nothing for over 3 weeks.I just want this whole thing over with.

They do not answer within 24h, they ask me NOT to send daily emails to ask for status, they do not care about your purchase. After 3 weeks I paid for fast track, then I was told that the fast track will not be guaranteed and it will take an additional 6 weeks when fast track is 5 weeks.

Very much a postal service and it seems as if delivery model is off shored.A distinct lack of advice, email driven and very hard to speak by phone. The process is software driven via a portal.We had issues with the process - our lawyer drew down our mortgage a month early, got the completion statement wrong repeatedly and asked for documents on multiple occasions that had already been provided. None of the errors were identified by Muve and were resolved once we intervened but never with an apology or a letter in response to our complaint.You get what you pay for ! Honestly disgraceful, they are very incompetent.Dont let their friendly phone manner fool your judgement. If I had a pound for everytime I heard the case is progressing nicely Id retire today. I had a simple case, cash buyer and ready to go straight away. 7 months it took Muve to act on anything and still couldnt complete the job, Pay that little extra and find a company that will actually do the job. I have email proof of their incompetence and they even put my case on hold without me asking which of course delayed the process. I had better communication with the buyer directly than my own conveyancer.

Poor. They talk a good game at the start but you'll be handed off to a conveyancer in Sri Lanka who will offer zero guidance. They will only answer any questions you ask by forwarding them to the other side's solicitors and then copying and pasting their response. They will make several errors in the paperwork that it will be on you to point out. Would not recommend unless you yourself have legal experience or know someone who can supplement their work for free then, hey, at least it's cheap. Sort of.

The quality of Muve support can be very polarising. If the transaction is a routine one that they are experienced in, we get the sense that it is an extremely effective and efficient conveyancer thanks to their automated systems and division of labour.However our transactions were not routine for Muve as they dont have experience in Purpose Built Student Accommodation (PBSA). Were we not experienced PBSA investors, this knowledge gap on the part of Muve would have cost us well over 7,500 in legally exempt Stamp Duty. It took over 2 months to resolve simple issues that had taken less than a day in our experience with other solicitors. There have been other issues with the Sales team, Finance team, Account Officers, Solicitors, Managers, among others.The sense we get is that Muve staff follow a tight script for efficiency but this leaves them with little room for imagination when facing transactions different from their experience. We have had repeated unpleasant conversations with Muve staff who one could sense were decent people but constrained by the way their system is set upWould I use them again? Possibly yes as hopefully their learning curve is past the peak

Also paid for fast track which didnt complete within the time frame but because the issue was on my side I had to still pay. Total fees were 2600 so quite massive in comparison to others. Team is not very professional, does not really know what they are doing. On the last minute, they are trying to sell extra fast service to complete tasks on time. For the final payment, I had to do several small payments to complete the balance. (team even couldnt calculate remaining balance!) Total service payment and several additional costs made it double of the amount they proposed in the quote. If you are not happy to pay extra to complete your transaction, stay away of this company.

Awful. It frequently ended up with us, the seller, and the sellers' solicitor haranguing Muve to do basic parts of their job. They also added a whole load of fees that seemed completely unjustifiable to us and ended up being more expensive than most of the other options would have been. You get the impression that their business model is to charge less than most (at least so they claim) but do the absolute bare minimum they can get away with, and make up whatever additional fees they think they can dupe you into paying. Honestly am completely perplexed by the decent reviews on Trustpilot. One thing I will say is it's hard to know if it was Muve per se or our specific solicitor and staff members that we were assigned that was so awful. And I did feel sorry for our staff -- they seemed very overworked. We also know someone else who had a similar experience with Muve. I actively disrecommend Muve and have already dissuaded one friend from using them.

Not great really, went with them as cheapest option on face value but ended up paying double as they initially held up the process which made me miss my offer deadline, had to get an offer extension then upgrade to a fast track product for inflated fee. They then threw in loads of additional fees. They talk too much legal jargon and don't explain things properly. Thought they were British solicitors but all outsourced and dealt with by overseas (India). Communications were lacking in info and the people were rude to me in the beginning as I explained things they told me to shhhh and listen then proceeded with more jargon. Avoid them at all costs.

Despite having policies about getting a response to questions I 48 hours, there were a number of times this didn't happen and even when calling it was difficult to get hold of the person managing my case. The Conveyancer assigned to my case changed a few times with no explanation and it took a lot of chasing from me and the estate agents to get things sorted. There was a clear step online that we should receive weekly updates on our case. This never happened.I liked the online platform (although it wasn't always kept up to date) as it helped with tracking and overall the process worked as it should.

Can't say that I will use them again not recommend them to anyone else. Our experience this time around was not good enough. English language is a bit of a problem. The portal is a great idea but whoever has designed theirs has lost touch with what we are trying to actually achieve here. I sensed that the conveyancing solicitors were asking questions to satisfy a check list but not actually knowing why or what we are trying to achieve. Stamp duty paperwork was sent late to HMRC in our case resulting in threatening letters from HMRC. Not great. Not what I signed up to. All in all, not good enough.

Online portal, took 2 weeks before they made contact, when they did, he didnt know he was working on our case,I had questions, regarding buying in the right way, Muve did not offer any legal support, told me to get independant advice, was passed to someone else, the estate agent wanted to take things further, as Muve were taking too long, I very nearly changed on 2 occasions, Muve then pushed for completion date, nearly lost the sale of the house, on completion had no contact whatso ever, its like they taken my money and Run, Never again, will I use Muve, unhelpful, dont always call back, still havent informed me or kept us updated, didnt answer my queiries before buying, had concerns. They tick their boxes, buy dont do what it says on the tin!,my advice seek indepandant companies, that are welcoming and offer support, you wont get that with Muve.
