Graeme very quickly and professionally replied to my initial enquiry. We have had a Level 3 survey undertaken for a possible property purchase. Graeme has been fantastic throughout. He thoroughly researched the property and area before attending site. He spent many hours at the property and the resulting survey reflects this, with hundreds of pages documented and photos backing up everything reported. Without a doubt great value for money. Following my enquiry to Greame Rich I had a quick response and some further information on the property I was purchasing together with constructive advice before committing to the survey. I had a Level 3 survey carried out by Graeme Rich which was detailed with a great number of photos. The photos were also useful to remind us of the layout of the house while sorting what furniture we could take as we are downsizing. The report enabled enquiries to the vendor with request to resolve some items especially those considered safety items. The report will also serve a basis for an ongoing maintenance plan. Graeme made both follow-up email and courtesy phone call to see if we had any queries. I can recommend Graeme to do your survey.

Following my initial enquiry I received a response, within minutes, from GAR. They consulted with me about the most suitable survey for our property and we are glad we went with the Level 3 report. Graeme arranged the property visit directly with the selling agent and kept us fully informed at all times. He provided an extremely comprehensive 178 page report, complete with photo evidence. He was able to provide rough (unofficial) estimates for immediate remedial work and the report even includes a list of things that our conveyancer should be querying with the sellers. He regularly went above and beyond in terms of personal service, potentially saving us from delays when he noticed the property incorrectly located by a number of organisations. He also provided links to official trade bodies where I can find a suitable specialists for additional quotes, along with recommendations of his own.All in all, I simply cannot recommend GAR Property Consultants services highly enough. Even the selling agent recalled having had very positive experiences with them. Honest, trustworthy, efficient and knowledgeable tradespeople are tough to find but this company is well worth the money.

I was worried about choosing a surveyor because prices can vary and I knew there was a few things we needed strong info about. Finding Graeme on this website was a Godsend - he is highly professional, going above and beyond with Customer Service, and the detail from his survey both on the day and in the report is very valuable. Wea??ve already begun acting on it. He left us with clarity on the condition of our house and what jobs should be priorities, and went through the list of questions Ia??d had for him one by one to make sure everything had been covered.
The report arrived within very good time and is set out in an easy to digest way. He also followed up to check if we had any further questions based on the report, and was very communicative beforehand.
He is certainly someone we recommend.

I was in a potential minefield naively falling in love with a house. Thank god for a structural survey!!
Graeme (Rich) was very Professional and easy to deal with and kindly answered my very many questions and specific queries about the property which he included in the report. (Which was over 120 pages long)

RICS Home Survey Level 2
If you’re buying a property that is fairly modern and built using common materials, a RICS Home Survey Level 2 will be best suited for you. The survey will be carried out by a RICS chartered surveyor who will thoroughly assess the property’s condition, looking for any hidden defects.
It’s important to get a property survey done when buying a house or flat as it will reveal any expensive repair work that you’d only discover later down the line. You can either use bad survey results to pull out of buying the house or to re-negotiate your offer.
RICS Home Survey Level 3
If the property you’re buying is an older property made using uncommon or unique building materials, you will need our RICS Home Survey Level 3. The Level 3 survey is the most in-depth survey as it looks at the property’s structure and condition, searching behind furniture and in cupboards.

Snagging Survey
GAR Property Consultants have much experience with snagging surveys for new builds. The team carry out the snagging survey quickly and efficiently, taking into consideration the internal and external areas of the property.
While there shouldn’t be too many concerns with new build properties, it’s always best to have a survey carried out to ensure there aren’t any areas that need major improvements.
