RICS Level 2 Survey (formerly known as a HomeBuyer Report)
A Level 2 Survey is ideal for the majority of properties, and a property that is in good or reasonable condition and built of conventional materials. It is suitable for the majority of conventional British housing stock, built within the last 100 years or so.
This survey is the most popular on the market today and can give a purchaser a general overview of the condition of the property, highlighting the areas of concern and making suggestions for you to consider prior to the point of exchanging contracts.
Your jargon-free report will provide details of any concerns or problems with the property and any particular concerns for the solicitors to check. In addition, the report will include suggestions for any work required, as well as an extensive quantity of detailed photographs / MP4 files if necessary. This information can be invaluable when it comes to negotiating the price of the property and preparing for the cost of any repairs or improvements the home may need.
We also make a point of telephoning you, the client, on the day of the survey, to discuss our initial thoughts and we are also available for any follow-up calls, once the report has been issued to you.
RICS Level 3 Survey – A Building Survey
For older properties, those in poor condition or built of unconventional materials, a Building Survey would be beneficial. It would also suit properties that have had extensive work completed on them. A Level 3 survey is always recommended for any property pre c.1850 build
This survey provides a more in-depth look at the property, highlighting all visible concerns and problems. Your report will include an extensive array of detailed photographs of any issues the surveyor finds during the survey, in addition to suggestions for works and improvements that are necessary both now and throughout your tenure of ownership.
