The RICS Level 2 Survey, also known as the HomeBuyers Report, is the most popular surveying option. Best suited for newer properties and homes made with standard construction. More detailed than the RICS Level 1 Survey, but not as comprehensive as the Building Survey, the RICS Level 2 Survey includes an inspection of the interior and exterior of the home.
The report will highlight any defects in the property, allowing you to decide whether to proceed with the sale, renegotiate your offer, or withdraw from the transaction altogether.
RICS Level 3 Survey (Building Survey)
The RICS Level 3 Survey, also known as a Building Survey, is the most comprehensive option and is best suited for older properties and those with non-standard construction. Your surveyor will inspect the interior and exterior of the property, including areas that are difficult to access. This means that you can be assured the property has been thoroughly examined.
As with the HomeBuyers Report, your surveyor will discuss any defects that have been spotted. They will also offer reparation advice and estimated costs, so you have a clear idea of what is needed to fix the issues.
