The RICS Level 2 Home Survey, also known as the HomeBuyers Report, is the most popular survey. It is aimed at properties that are reasonably modern in appearance and are thought to be in reasonable order internally and externally. Your surveyor will conduct an inspection of the interior and exterior of the property and write up a detailed report, highlighting any potential issues and defects found. This survey comes with a valuation and fire insurance reinstatement figure.
RICS Level 3 Home Survey
The RICS Level 3 Home Survey, also known as a Building Survey, is the most comprehensive survey. It involves a high-level inspection of a building covering any defects, maintenance, refurbishment, and adaptations. This survey is suitable for older properties and properties with non-standard construction. Following the inspection, your surveyor will write up a detailed report on the condition of the property. It will include a valuation, cost estimates for repairs, design work, briefing documentation, and environmental reports.
Valuation Report
You may need a Valuation Report for various reasons including probate or divorce proceedings. Your surveyor will assess the overall condition of the property, the property type, and its location to determine an accurate market valuation. This will give you an idea of how much the property is worth.
Snagging Survey
The Snagging Survey is designed for new build properties. Your surveyor will inspect the property and the land it is built on. If the property has not been built, your surveyor will inspect the blueprints and consider any fixtures and fittings. They will flag any potential issues that may arise over time, giving you the confidence to proceed with the transaction, renegotiate your offer, or withdraw from the sale altogether.
