The Level 3 Building Survey is the most detailed survey available. This extensive review looks at the property, its services, and the grounds. Concealed areas that are used by the occupiers will also be inspected if it is safe to do so. Our report will provide essential details such as the type of construction, the condition of the property, and any defects or problems. We’ll also include the probable cause of any defects and some recommendations and cost estimates for fixing these issues.
The Building Survey will help you make an informed decision when you are purchasing a property. We are also available to answer any further questions that you may have after reading the report.
Level 2 HomeBuyer Report
The Level 2 HomeBuyer Report is an extensive visual inspection of the property, its services, and grounds. However, this survey does not include testing. Concealed areas will be opened when safe to do so such as basements and roof spaces. This report describes the condition of different elements and will provide an assessment of defects and problems. There will also be some advice on repairs and other maintenance issues.
The HomeBuyer Report allows you to make an informed decision about whether you wish to go ahead with buying the property. You can also use the survey to negotiate your initial offer if need be. We may also recommend further investigations if we are unable to reach a conclusion with reasonable confidence.
Valuation
A Valuation is the most basic form of survey. This includes a physical inspection of the property to determine whether it is made from a standard or non-standard construction. There will also be a desktop valuation meaning that our surveyor will research comparable local sales evidence to determine an accurate report.
We also provide a rebuilding Reinstatement Valuation, meaning that you will know what the minimum insurance should be included on your buildings insurance policy. While this survey is the least detailed, you can choose to have a Valuation added on to another survey to provide even more information on the property.
