RICS Homebuyers Survey (Level 2)
The RICS Homebuyers Survey, also known as a Level 2 survey, is the most common report and is best suited for newer properties and properties with standard construction. This survey includes an inspection of the property’s interior and exterior followed by a report that is produced in a standardised format according to RICS regulations and guidelines.
Your surveyor will write up the report in a way that is clear and easy to follow without any legal jargon. This means that any issues that they have spotted will be easily indicated. They will apply condition ratings to elements of the building and they will tell you whether the defects are serious or urgent. We also include an opinion of market value and reinstatement cost which is needed for insurance purposes.
RICS Building Survey (Level 3)
The RICS Building Survey, also known as a Level 3 survey, is the most comprehensive survey that is suitable for all residential and commercial properties. This survey is best suited for older properties and properties with non-standard construction. This survey will provide you with the full details of the property’s construction and condition, delving into the technical information on its materials and construction.
Your surveyor will also discuss the details of any defects including what measures or actions should be taken to rectify this. You can use this information to proceed with the transaction, withdraw from the sale, or provide a new offer if there is a high reparation cost involved.
Valuation
The Valuation is the most basic type of report and provides comments on the size, location, value, and reinstatement cost. This report is best for those looking to receive information for their mortgage lender. It is useful for those wanting an accurate valuation of their property assets.
