C&C surveyors is a company that i would definitely recommend. The surveyor on the day was very thorough, friendly and very knowledgeable.

Part of the property was not accessible - garage and utility room. I know they send a 'request for access' letter to the estate agent but they could have at least phoned them when on site to get access rather than produce a partial report. The surveyor was not RICS qualified but report is written by a fully qualified Building Surveyor - so read the small print!The time stamps on the photos happened within a window of 44 minutes - 105 photos were taken which equates to 1 photo every 25 seconds. We received a very thorough Homebuyers Level 2 report from C&C Surveying within 3 working days of the survey being carried out. The person we spoke to on the phone before booking was very helpful in explaining the process, what was included and what to expect from the process - so we had no surprises. The online booking system was a little confusing but nothing major. The report was about 80 pages long with lots of photos and details about the flat. They have a colour coding system to flag severity of issues. This was helpful for an overview, though some of the "red" flags were down to lack of documentation more than anything else. 1 or 2 sections were also very technical and it wasn't clear whether they referred to a specific flat issue or if it was a generic description of how a feature was built/needed to be maintained.We had the choice of a follow up phone call to go through the survey results, which we didn't end up taking as overall there were no major issues, but we thought it was a nice touch. C&C was professional and the report good but did not make me feel like the specific questions I wanted to know about would be answered, which worried me.

It was emphasized before that it was hoped that mRICs would handle it, but it seems not. There are many disclaimers in the document, and it is difficult to find that they have confidence in the report of their own detection. Generally speaking, if it is cheaper, it will be more competitive. Read more

Our experience with C&C has been nothing but negative. The surveyor turned around a very long report in a matter of hours (we asked for it to be expedited but there's no way that was enough time for a L3 RICS). We paid a surcharge to get financial recommendations of any works, and just got a bunch of suggestions of further surveys and had to complain to get what we actually paid for. The surveyor noted no significant sloping or undulation in the floors but when we visited the property there was highly significant sloping (a penny rolling down the room), when questioned, the surveyor suggested that this 100 year property had changed it's makeup in the 10 days since the survey, when I pointed out how outrageous that was I was met with an unhelpful, argumentative series of responses over email and a refusal to grant a refund (we were understandably questioning the wider efficacy of the report). We will likely be escalating to the ombudsman or small claims court. Read more

The company responded quickly to me and was able to book the survey promptly and provide the survey to me in a good time frame. The survey was easy to understand, but for the roof, it said that they had not been able to access it and that I should consult a roofer. I felt that, as I had initially said that the loft space and roof were both areas of particular concern to me if the surveyor was not able to examine it, they should have been upfront about this rather than afterward. The reason given for this was that they weren't able to access the back garden, but this was not the case as the downstairs neighbours were in and even spoke to the surveyor and would have granted access. I could have written the report myself and I only visited the property for 20 mins. I was told I couldn't accompany the Surveyor as it would be "a conflict of interest" even though I was the client requesting the survey and the report was full of disclaimers and light on detail. I asked the Surveyor to look into certain details which he ignored and didn't even pick up that the under floor heating was electric and not warm water / gas manifold.

Went for the building survey report but it was not as detailed as I thought it would be and surveyor could have taken more photos. Pretty generic report that sounds copy and paste, not very bespoke at all. Disappointed. Read more

They were really friendly and picked up the phone whenever I called. But the survey and the valuation was pretty bad, in that they gave us a really low valuation which did not match the lenders at all. I was pretty disappointed with the level of detail to elaborate how they came to that conclusion. So we had really important information but didna??t understand what it was based on.
