Review:Having stated that the property was built in 1998, when in fact it was built in 1952!!!!, We were not impressed.
The report stated there was an unsupported chimney, when we queried if this was concerning the open fire in the lounge as no other was visible outside, we were informed that that information could only be obtained by a further survey. Stud walling was also identified but would also require a further survey to be able to say which walls it referred to.
The seller of the property was offended by the failure to inform them until after closing hours, that the surveyor wouldn't be arriving until the following day, and that the surveyor appeared scruffily dressed and didn't a
apologize for their delay in doing the survey.
Frankly we feel that we wasted A?400.Response:

RICS Home Survey Level 2
A RICS Home Survey Level 2 on the property you are looking to purchase will warn you of defects and help you avoid escalating repair and maintenance costs in the future.
Our Level 2 Survey is ideal if you need more information on the condition of a conventional house, flat or bungalow, built from common building materials and in reasonable condition. The survey report will include a list of problems that may affect the property and advice on any repairs and ongoing maintenance.
The report will detail any issues that need to be investigated to prevent serious damage or dangerous conditions and legal issues that need to be addressed before completing your purchase. It will also include information on location, local environment and the recorded energy efficiency where available.
RICS Home Survey Level 3
The RICS Home Survey Level 3 is best suited for properties that are large, older or run-down or one that is unusual or altered. This survey will also be beneficial if you’re planning major works on the home.
The survey report gives a far more detailed information about the condition, structure and fabric of the property than the Level 2 survey.
A Level 3 survey is a more thorough inspection and detailed report on a wider range of issues including visible defects and potential problems caused by hidden flaws.
The report will outline repair options and the likely consequences of failing to address these concerns. It will also provide advice for your legal advisers and details of serious risks and dangerous conditions.
