The HomeBuyer Survey can give you a general overview of the property you are looking to buy. This survey type is suitable for conventional, modern properties (post-1950) that are in a reasonable condition and can identify any serious concerns regarding the home.
This level of report will not detail every single aspect of the building or provide advice on costs of repair or how repairs should be carried out, but does highlight urgent elements that could have a substantial impact on the value of the property, or need attention before purchasing the property.
Level 3 Building Surveys
The Building Survey is the most in-depth inspection of the property you are considering making your next home or investment. Survey Pad Building Surveyors favour this type of report over all others as giving the client the fullest information about the property you intend to purchase. This includes defects and concerns and we will be able to advise you on whether these should give you cause to renegotiate the agreed purchase price.
This survey is highly recommended for any property built before 1940, properties that have been renovated or altered significantly or that you intend to renovate or alter. Those built of non-traditional materials or construction or listed buildings would also benefit from this type of survey.
