The RICS Home Level 2 Survey, also known as a HomeBuyers Report, is the most popular survey type. Best suited for newer properties and homes with standard construction, it includes a detailed report of the property they want to buy. The survey uses a simplistic method to describe the condition of the property, making it clear which areas are of concern. It will cover the assessment of the main features of the property including the roof, electrics, and exterior of the building.
Your surveyor will inspect the interior and exterior of the property and look into the history and background of the property. This is to provide as much information as possible, so you can have confidence in your transaction.
RICS Home Level 3 Survey
The RICS Home Level 3 Survey, also known as the Building Survey, is the most comprehensive survey option. Suitable for all property types, it is ideal for older properties and homes with non-standard construction. It is far more extensive in detail and inspection, as it also includes inspections of places that are difficult to access.
Like the Homebuyers Report, the report is completed according to a traffic light system, meaning that any issues will be clear to see. Your surveyor will also include additional information on any issues including advice on reparations and an estimated cost. This allows you to determine whether you wish to proceed with the transaction, withdraw altogether, or renegotiate your offer.
