Purchasing a property requires a significant investment, which is why it’s vital you arrange a home survey to make sure that you’re spending your money wisely. If you’d rather not take any risks when buying a home, then you will require a homebuyers report in Scotland.
The RICS homebuyer report, now known as a Level 2 Survey, is best suited to modern homes or those in ‘good’ condition. We will provide you with an easy-to-read but detailed report, highlighting any obvious defects that may require repair work. Our surveyors will inspect every accessible and visible area of the property, uncovering issues such as problematic roofs, damp or rot.
Building Survey (Level 3 Survey)
A RICS building survey or Level 3 Survey is usually recommended for older properties or those in ‘poor’ condition. If the home has previously had extensive work completed on it or was built from unusual materials, then you will also require this comprehensive survey to ensure a thorough inspection.
The report for this type of survey will be far more thorough, highlighting obvious and hidden defects as well as possible structural issues. You will be provided with a comprehensive overview of the property, ensuring you’re fully informed before you buy. One of our chartered surveyors will provide a thorough assessment and detail any work required. You may be able to use this information to further negotiate the asking price.
