RICS Home Survey Level 2
JRM Boret Surveyors’ Level 2 Survey will be more appropriate for modern properties that remain in good condition, without having undergone any major renovation work. We will carry out a detailed examination of your property’s structure and condition, searching for damage and defects.
Common issues usually found are subsidence, rising damp and timber decay. We will gather our findings and present them to you in an easy to understand report. We will rate your property’s condition either a 1, 2 or 3, with 1 meaning no cause for concern and 3 needing urgent repairs.
RICS Home Survey Level 3
Our RICS Home Survey Level 3 or full structural survey will suit older properties that are unusually constructed and have had major reconstruction work done to the building. This survey is the most comprehensive out of the two and is more in-depth than our homebuyer report.
We will search further than the homebuyer report by looking underneath floorboards and pulling out furniture. We will also inspect visually your electrical, plumbing, gas and heating services. We will give you the results of our examination in an easy to read report, offering our expert advice on how to deal with any problems.
Snagging Survey
If you are buying a new-build home, a Snagging Survey can be a valuable asset in the process. This will highlight any defects and ensure construction of the home is to standard. Any issues found can then be rectified before the sale is final.
Party Wall Survey
If you find yourself in a dispute with your neighbour over a Party Wall, a party wall surveyor can assess the proposed or required work on the wall. A Party Wall Award is drawn up which can settle the matter between homeowners, outlining who is responsible for the costs and what work can go ahead.
