Very thorough on a home buyers report!

Rather Argumentative and UnprofessionalJennifer managed to get herself into a dispute with neighbours over parking. As a result, she wrote in her report that the neighbours were aggressive and that parking conflicts were commonplace. When challenged that her one-off personal experience did not really belong in a property survey she became very defensive and went to great lengths to say that she was duty bound to report any such problems Interestingly, the altercation did not even take place in the immediate vicinity of the property being surveyed but rather in a neighbouring street! The tone of her responses (to me) were rather aggressive and very defensive. She also pointed out, in no uncertain terms, that I would be in breach of contract if I were to share her comments with anyone other than my legal representative. Looking at another review, it would appear that there may be a pattern to her behaviour.
Jennifer did a very thorough survey and report. She talked through her findings on the day of the survey and the report was with us next day. Thoroughly pleased with the service.

As Lotus are a new company I was a little hesitate, however really pleased I instructed them to undertake a Building Survey for a older, new house purchase, communication was really fast and informative, price is competitive and the survey was received within 24 hours of the booked appointment. Graham dealt with the estate agent directly and kept me updated and Jennifer completed the survey. Both are open to me asking questions if needed. No problems recommending them to future clients.

RICS Home Survey Level 2
Our RICS Home Survey Level 2 gives a professional and objective report on the overall condition of the home and grounds, flagging any obvious concerns and work required. This is recommended for more modern homes and homes in good condition.
This will include a visual inspection of areas such as loft spaces (where possible) and review the general structure and condition of the property. The surveyor who surveys your property will be the one who writes the report, so there is nothing lost in translation and it is written from a first-hand account.
The report will include advice about repairs and any ongoing maintenance issues. Where the surveyor is unable to reach a conclusion with reasonable confidence, a recommendation for further investigations should be made.
RICS Home Survey Level 3
The RICS Home Survey Level 3 is a far more indepth report which is suitable for older homes (built prior to the 1960s) and homes which are either in poor or questionable condition or that have had extensive work undertaken. This includes extensions and renovations.
Loft spaces are entered where safe to do so and drain covers lifted where possible, to check for any damage or potential concerns. Both the property and the grounds will be inspected. This survey will be followed by a comprehensive report, giving more advice and detail than the RICS Home Survey Level 2.
This report will describe the form of construction and materials used for different parts of the property and the condition, providing an assessment of the relative importance of any issues.
This survey will prepare you for any work which may need to be undertaken once you have purchased the property and the findings in the report may also be useful when it comes to negotiating the price of the property.
