The RICS Level 2 Home Survey, also known as the HomeBuyers Report, is the most popular type of survey as it is suitable for most property types. The Level 2 Survey is recommended for new properties and homes with standard construction. Your surveyor will inspect the interior and exterior of the property, excluding areas that are difficult to access. They will then write a detailed report highlighting defects and answer any questions you may have.
RICS Level 3 Home Survey
The RICS Level 3 Home Survey, also known as a Building Survey, is the most comprehensive and detailed survey. This survey is suitable for all property types, including older properties and homes with non-standard construction. The inspection itself takes a lot longer than any other survey because of how thorough it is.
Similar to the Level 2 Survey, your surveyor will write up a highly detailed report containing extensive reparation advice and estimated costs to repair any defects.
Party Wall
Your surveyor will assess the Party Wall area of dispute. They will conduct a fair inspection and maintain positive relationships with any disputing parties. Once the inspection has taken place, they will draw up a Party Wall Agreement that will be reviewed by both parties.
