I found Stephen on the off chance through compare my move. I had been quoted 625 by one surveyor for a level 2 RICS home buyers survey, and 825 by another recommended by estate agents, and 750 by another. I was shocked and amazed not only by the expense, but the lack of consistency for the same report ? Why is this price not standardised ? Its unfair, and is clearly a way to cash in on the expenses associated with moving home. Stephens price for the report was fair, he turned up at the property we intended to buy. He liaised with the estate agent. He took photographs, produced a very detailed report, which allowed me to ask educated questions. He spent time going through the report with me, and we had a good conversation about the positives and potential future costs that could be incurred if I bought the property. The report used the Red, Amber and green system which made it clear to identify all areas of the property report. For the price paid for the report, less than 500, Stephen produced a detailed report, spent time discussing the report and made himself available for future contact if any more questions arose . Stephen made the process a pleasure from start to finish. Can tell he enjoys what he does. Provided a very in depth (level 3) survey at a good price, and also in a very timely manner.Survey was booked in, performed and completed in under a week. Report was extensive. Very well laid out, provides his general opinion, then a clear and concise summary of what's all good, what needs urgent work, what will need doing sometime in the near future and what just needs general maintenance. RICS Home Survey Level 2
Suitable for properties built in the last 50 years or so and in good condition, this survey can give you an idea of the condition of the home. Formerly known as a Homebuyer’s Survey, it can highlight any concerns and recommendations for improvements.
RICS Home Survey Level 3
Previously known as a Building Survey, the Level 3 survey is recommended for older homes, those in poor condition or any residential property which is unusual in any way.
This is a more thorough survey than the Level 3, giving you a good idea about the structure of the home and any issues found by the surveyor.
Snagging Survey
If you’re purchasing a new build home, it’s useful to have a snagging survey carried out. While you shouldn’t experience any major problems with a new home, a snagging survey will highlight any visible issues with the property.
The survey provides an internal and external inspection of the home. While a snagging survey should ideally be carried out before you complete the contract with your developer, it can take place after you’ve moved into the new property.
We complete the snagging surveys in a quick and timely manner and will talk you through the results and suggestions that may need to be made.
