The RICS Level 2 Home Survey, also known as the HomeBuyers Report, is the most popular type of survey. Suitable for all property types, this intermediate survey is best suited for newer properties with standard construction. Your surveyor will inspect the interior and exterior of the property, assessing the overall condition.
They will then write up a detailed report that explores each element of the property. Areas of concern will be clearly stated, allowing you to ask questions. This report allows you to proceed with the transaction, renegotiate your offer, or withdraw from the sale altogether.
RICS Level 3 Home Survey (Building Survey)
The RICS Level 3 Home Survey, also known as a Building Survey, is the most comprehensive and detailed report. This survey is ideal for older properties and properties with non-standard construction. Your surveyor will inspect the interior and exterior of the property, including areas that are difficult to access. They will spend longer in their inspection to ensure that all potential issues are detected.
In the report, any hazards that are found will be discussed in detail and your surveyor will provide reparation advice as well as estimated costs for repair. This allows you to determine whether you want to renegotiate your offer, proceed with the transaction, or fully withdraw.
Party Wall
