Compare House ClearanceRICS Level 2 Home Survey
The RICS Level 2 Home Survey, also known as a HomeBuyers Report, is the most popular type of survey and is suitable for all property types. It is best suited for newer properties and properties with standard construction. Your surveyor will inspect the interior and exterior of the property, highlighting any areas deemed hazardous or potential issues.
They will write up a report following the inspection detailing each property element. Following the RICS traffic light system, each area of the house will be clearly indicated with any issues highlighted in red. In these instances, your surveyor will be on hand to answer your queries and give you the confidence to proceed with the transaction, withdraw from the sale, or renegotiate your offer.
RICS Level 3 Home Survey
The RICS Level 3 Home Survey, also known as a Building Survey, is the most comprehensive and detailed survey option. It is suitable for all property types, including older properties and homes with non-standard construction. Your surveyor will inspect the interior and exterior of the property, including areas that are difficult to access. This means that it is extremely thorough and can take up to 8 hours to complete, depending on the size of the property.
As with the HomeBuyers Report, your surveyor will write up a highly detailed report that highlights any issues found. If there are any defects detected, they will also include reparation advice and estimated costs. You can use this information to renegotiate your offer if need be.
Snagging Survey
Those buying a new build property will benefit from having a snagging survey carried out. This has been designed by RICS for new build inspections, regardless of how far the development is. Your surveyor will inspect the interior and exterior of the property if it has been built. They will also look at the blueprints and any fixtures and fittings that have been installed.
As with other structural surveys, your surveyor will highlight any areas of concern and offer advice on how to proceed. They will make sure that your property does not fall short of warranty standards, so you can have confidence in your purchase.
Valuation Report
The Valuation Report can be crucial for a variety of scenarios including probate and divorce proceedings. Your surveyor will analyse the property, considering its size, type, and location. This helps them to determine an accurate Valuation. A Valuation Report is not a structural survey but can be conducted alongside a survey.
