Communication with Certitude was great before and during the survey. After the survey there was a mix up but as soon as the team were made aware they dealt with it straight away and made sure that all my questions were answered very quickly and fully.I would recommend using Certitude Surveyors. The reports are detailed and the option to speak to a surveyor after to understand some of the points is valuable.
RICS Home Survey Level 2
Previously known as the Homebuyers Report, a RICS Home Survey Level 2 is suitable for traditionally constructed properties in good condition that were built in the last 100 years. The survey includes a visual inspection of the property, including the building, services and grounds. It will also include a written report with photographs.
This survey type does not include any tests of the building fabric or services but does include an assessment of accessible concealed areas such as roof voids and cellars. The resulting report will focus on any major potential defects and whether there are signs of structural issues. The importance of these defects will be assessed and we will provide recommendations for repairs and maintenance.
RICS Home Survey Level 3
The RICS Home Survey Level 3 was previously called a Building Survey. It is best suited to non traditionally constructed properties built over 100 years ago. The survey includes a much more detailed visual inspection of the property, including the building, services, grounds, construction and materials used. It will also include a written report with photographs.
The relative importance of any defects found will be assessed and we will provide clear and professional recommendations for repairs and maintenance. It will assess the risk of potential or hidden defects in areas not inspected, make suggestions as to the most likely causes, indicate any appropriate remedial work (along with a time frame and cost if requested) and the consequences of non-repair.
