Review:He missed an obvious hole in the roof which I am now having to pay over 3k to fix. This is after I bought the house so no scope for negotiating the price. Was hard to even get him to book it in as he ignored my first email and only contacted the estate agent after the third time of me chasing. Emailed him to let him know and my email has bounced. Go with someone who can actually do the job and avoid Redmires.

JamieWe will always offer to compensate if we are at fault.The survey report informed you that the roof tiles were aged and were the subject of heavy moss growth and we informed you that such growth reduces the lifespan of the tile and may mask underlying defects to the roof covering. Whilst no water ingress was noted at the time of survey, such an occurrence is not unexpected given the observations noted. The reported recent water ingress gives credence to this assessment. You were advised that it would be more economical to renew the tiles fully, as well as upgrading the aged roofing felt. The report also advised you to obtain quotations for such works.You have since informed us that you have instructed a roofing contractor to replace the roofing felt and refix the existing tiles, however, the risk of water ingress will still exist.We accept the delay in getting the survey booked. This was due to your email address being preceded with ‘CMM’ (Compare My Move) and it was therefore mistaken for a CMM enquiry email.We stand by our recommendations and consider your review as being unreasonable, however, we hope that you get the problem sorted.Birmingham

More InformationRICS Home Survey Level 2
Perhaps the most popular survey type, this was formally called a Homebuyers Survey. It is suitable for homes in good condition that were built in the last 50 years or so.
This survey will give you an overview of the condition of the home, highlighting any issues or suggested improvements. This can prepare you for any work which may be required when you move into the home.
RICS Home Survey Level 3
A more thorough survey than Level 2, the Level 3 survey was previously called a Building Survey. It is suited to older and historic homes, those in poor condition or that have had a large amount of work completed on them.
This survey can give you an in-depth look at the property. If issues are found, your report can be used to potentially negotiate the price of the property. It will also help you decide whether to go ahead with the purchase.
