RICS Level 2 Survey
The Level 2 survey, formerly known as the homebuyers survey, is designed to give an idea of the overall condition of the home. This is suited to homes in good and reasonable condition, built of conventional materials.
Any issues or concerns will be flagged by the surveyor who will also make a note of work that may be required on the property. This allows you to budget and plan ahead of your purchase.
RICS Level 3 Survey
The Level 3 Survey provides a more in-depth look at the property, resulting in a detailed report. This is suited for older properties, homes in poor condition, homes with extensions, or those made on unconventional materials and/or methods.
Formerly called a building survey, the Level 3 survey will review the structure and fabric of the property, highlighting any issues or concerns. This can potentially be used to negotiate the price of the property and prepare you for any work which may be required.
Valuation Report
Our valuation team has a high level of local knowledge and experience, ensuring accurate valuations for our clients. We will take into account the location, local services, general condition of the property, and comparable properties when providing our valuation of a home.
Snagging Survey
When thinking of a new-build home, it's easy to assume that everything will be perfect, but even new-builds can have problems. However, you are entitled to get any issues fixed with a new build property, you just need a Snagging Survey to highlight any defects.
Party Wall
If you find yourself in a Party Wall dispute, a Party Wall Surveyor will be required to draw up a Party Wall Agreement. This sets out work taking place on the party wall, the rights of parties involved and who is liable for costs. This can help settle the matter and allow work to go ahead.
